Selling your home

You’re ready to move onto the next home adventure, now what?

PrepARation is Key

The time you take to properly prepare your home means more money in the back when you sell.

Make sure the exterior of your home is well-maintained and looks inviting

Your Checklist: 

  • Repair peeling or chipped paint
  • Fix loose trim and fencing
  • Clear gutters and downspouts
  • Ensure there is good exterior lighting. Buyers will drive by in the evening
  • Clean and repairing the roof
  • Mow the lawn
  • Prune overgrown trees and shrubs
  • Weed flower beds
  • Remove or replace dead or diseased plants, shrubs, and trees
  • Power Wash the driveway, sidewalks and any other hardscape

Your Checklist:

  • Declutter and depersonalize your home so that the future home buyer can envision living there.
  • Do a deep clean! The first thing people should see is how special your home is, not the smudges on the windows or the grime on the floor.
  • Steam cleaning or replace all carpets
  • Paint or touch up interior walls

Every home tells a story.

When the furniture elevates the home and the right pieces are placed in the right rooms, the story is clearer. For example, if a bedroom is small, make sure the right-sized bed is in the room. If you’re using your extra bedroom as a home gym, consider converting it back to a bedroom. Do you have an open concept home? Staging can help clearly define what each part of the room can be used for. Some buyers have a hard time envisioning how to utilize a space, make it easy for them

Once your home is ready, your agent will have a photographer take professional photos and possibly video. It will take about 3-5 days for the photos to come back after being edited.

You’re on The Market

There will be two kinds of open houses:

Brokers Open - An open house for agents to see your beautiful home. When agents are excited about a property, they will share it with their clients. Only agents can see the schedule for brokers opens.

Public Open House - This will be seen on all platforms, ie, MLS, Zillow, Redfin, etc. They are held on the weekends, typically on Sundays.

Schedule something fun to distract yourself during your open houses. Buyers feel uncomfortable imagining themselves in their potential home with the current owners at home.

  • Minimize smell

Do not smoke or cook strong-smelling foods the day before an open house. There’s only so much a candle can do.

Buyers will contact me directly or through their agent to schedule showings. If you have certain hours that work best, please provide them. It is best to be accommodating to maximize exposure.

Seller’s Checklist Prior to Closing

Call the following service providers one month prior to closing:

Check to see if the buyer wants to continue using an existing contact. Otherwise, discontinue any monitoring service as of your closing date.
Transfer your coverage to your new address to ensure a smooth transition.
Schedule the final gas and electric readings and request a final bill.
Call to arrange a final reading to be done within a week of closing, if possible, and request a final bill. Then go to village hall to pay your bill and bring final paid receipt to closing. Water will not be turned off.
Arrange to have them measure existing oil in tank and provide you with a receipt showing the number of gallons remaining and cost per gallon. Fax this to your attorney and bring the receipt to closing. You will be credited for the remaining oil at closing.

Notify the following of your new address one month prior to closing:

Call to arrange a final reading to be done within a week of closing, if possible, and request a final bill. Then go to village hall to pay your bill and bring final paid receipt to closing. Water will not be turned off.

Walk Through

Prior to closing, your Agent will arrange a walk-through of the property. As per your contract, the house must be left broom clean. Be sure to remove everything except what is listed as an inclusion in your contract. Don’t forget to clean out the attic, basement storage areas, garage, and any shed on the property. Leave behind all warranties, appliance instructions, service information, garage door openers, and security system codes.
