The housing stock consists primarly of single-family residences, though a number of Echo Park condos have become increasingly part of the mix.
 

Echo Park Districts

Each Echo Park neighborhood has a vibe of its own based on its history, architecture, and topography.
 
  • Angelino Heights is notable for its Victorian-era homes and views of the DTLA skyline (especially along Carroll Avenue). In 1983, a Historic Preservation Overlay Zone was declared by the City of Los Angeles and an entire block of Angelino Heights was listed in the National Register of Historic Places.
  • Elysian Heights could rightly be considered the center of the counterculture and home to the politically active as well as artists, writers, architects, and filmmakers.
  • Elysian Valley (a.k.a. "Frogtown") is the enclave in northeastern Echo Park that is hemmed in by the Los Angeles River.  It's a good neighborhood to hunt for one-story single family homes.
  • Victor Heights (a.k.a. "The Forgotten Edge") is a collection of stuccoed apartments and bungalows, a place with a lot of senior residents and sweeping views of DTLA. Ongoing construction, particularly of condo complexes, brings more housing units to the area.
  • Historic Filipinotown (HiFi) lies southwest of the lake, just across the 101 Freeway. The designation was created City Council resolution in 2002 at the suggestion of then-city councilman Eric Garcetti. While ethnically diverse, it is home to about 10,000 of Filipinos out of the 600,000 that reside in the L.A. Metro Area.

Echo Park Real Estate

Houses for sale in Echo Park are relatively affordable when compared to other centrally-located L.A. neighborhoods. However, revitalization in the area is changing the game and putting upward pressure on home prices.
 
Echo Park’s growth mirrors nearby Hollywood. Both areas suffered decades of neglect but now see an influx of real estate investment. The convergence of technology and show business, namely the rise of the internet as the primary distribution platform for filmed entertainment, brings more and more technology jobs to the area. And, hey, L.A. is the entertainment capital of the world.
 
Echo Park’s proximity to DTLA further boosts the neighborhood’s desirability, especially given the ongoing revitalization in the downtown area (rehabilitation of old buildings, new residential lofts and condos, condo tower construction, and so on).
 
Today’s homebuyers are interested in shorter commutes, working from home, and living a more sophisticated and compact urban lifestyle where an automobile is not needed for daily living. Great restaurants, bars and museums are all within walking distance or a short Uber ride. WalkScore gives the neighborhood a score of 82.
 

Architecture

Given the age of the neighborhood, Echo Park sports the highest concentration of beautiful, 19th-century Victorian homes (roughly 50) in Los Angeles. Other architectural styles include CraftsmanMission Revival, and Bungalow. Visually, parts of Echo Park would look right at home in the movie L.A. Confidential. In fact, one scene from the film was shot here, on Bellevue Avenue.

About 1,000 students from all over the LAUSD attend and study among three core academic tracks: business; fashion; and electronic information (computer science). What's more, the school offers an extended curriculum of Advanced Placement (AP) courses. Students consistently place very high on measures of academic performance.
